FindMyFlip.ai ("FindMyFlip," "we," "us," or "our") provides AI-powered real-estate deal analysis and market tools. This Privacy Policy explains what information we collect, how we use it, and the choices you have. By using the Service you agree to this Policy.

1. Who we are

2. Information we collect

• Account information — your email address and a securely hashed password. If you sign in with Google or Microsoft, we receive and store only your email address from that provider; we never receive your password.
• Profile & usage information — the properties you analyze, favorites you save, documents you generate (offer letters, proof-of-funds), wholesale deals you submit (note: approved wholesale submissions — including the photos and deal details you provide — are published to other users’ deal feeds), your optional investor profile (buying entity, financing preferences), and how you interact with the Service.
• Payment information — subscriptions are processed by Stripe. We do not collect or store your full card number; Stripe handles payment data under its own security standards and shares only limited details (e.g., card brand, last four digits, subscription status) with us.
• Technical information — IP address (used to approximate your region so we can show locally relevant sample deals), browser type, device information, and cookies/session identifiers needed to keep you logged in.

3. How we use your information

• Provide, operate, and improve the Service — running analyses, generating documents, and delivering your market feed.
• Authenticate you and keep your session secure.
• Process subscriptions and manage billing through Stripe.
• Send transactional emails (account verification, receipts, deal alerts you opt into, and service notices).
• Send product and marketing emails where permitted — you can unsubscribe at any time (see §6).
• Detect, prevent, and address fraud, abuse, or security issues.

4. How we share information

We do not sell your personal information. We share it only with service providers who help us operate, and only as needed:

• Stripe — payment processing and subscription management.
• Google & Microsoft — optional single sign-on (only if you choose it).
• Email provider — to deliver transactional and opted-in marketing email.
• Mapping & property-data providers — to render maps and source public real-estate listing data used in analyses.
• Legal & safety — when required by law, or to protect our rights, users, or the public.

5. Cookies

We use a small number of first-party cookies that are strictly necessary to keep you signed in and to remember basic preferences. We do not use third-party advertising cookies. You can clear cookies in your browser, but doing so will sign you out.

6. Marketing email & your choices

Deal alerts, portfolio alerts, and the monthly market pulse are opt-in. Every one of these emails includes a one-click unsubscribe link, and you can also turn each of them on or off anytime from your dashboard's Notifications section; unsubscribing takes effect immediately. Transactional messages (e.g., password/verification, receipts) are not marketing and may still be sent while your account is active.

7. Data retention

We keep your account information for as long as your account is active. You may request deletion of your account and associated personal data by emailing [email protected]. Some records may be retained where required for legal, tax, or fraud-prevention purposes.

8. Security

We protect your information with industry-standard measures, including encrypted transport (HTTPS), hashed passwords, and access controls. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

9. Your rights

Depending on where you live, you may have the right to access, correct, or delete your personal information, or to opt out of certain processing. To exercise any of these rights, contact [email protected]. We will respond within the timeframe required by applicable law.

10. Children

The Service is intended for adults (18+) and is not directed to children. We do not knowingly collect personal information from anyone under 18.

11. Changes to this Policy

We may update this Policy from time to time. When we do, we will revise the "Last updated" date above and, for material changes, provide additional notice.
