Terms of Service
These Terms of Service ("Terms") govern your access to and use of FindMyFlip.ai (the "Service"). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. Who we are
The Service is operated by FindMyFlip LLC, a Wyoming limited liability company (1603 Capitol Ave, Ste 413 E488, Cheyenne, WY 82001) ("we," "us," "our"). You can reach us at [email protected].
2. What FindMyFlip is — and is not
FindMyFlip provides informational tools, not advice. Our estimated after-repair values (ARV), rehab estimates, rent estimates, deal scores, offer letters, proof-of-funds documents, and market data are automated estimates for informational purposes only. They are not appraisals, not investment, financial, legal, tax, or real-estate advice, and not a guarantee of value, condition, financing, or outcome. You are solely responsible for verifying every number and for your own investment and purchase decisions. Always perform your own due diligence and consult qualified professionals before acting. FindMyFlip is not a real-estate brokerage, lender, investment adviser, appraiser, law firm, or construction company, and no output of the Service (including offer letters, proof-of-funds documents, and lender-quote requests) constitutes a licensed professional service. Estimates include content generated by artificial intelligence, which can be inaccurate or incomplete. Real estate investing involves substantial risk, including possible loss of capital; projections and historical trends do not guarantee future results.
3. Accounts
You must be at least 18 years old and provide accurate information. You are responsible for keeping your login credentials secure and for all activity under your account. Notify us promptly of any unauthorized use.
4. Subscriptions, billing & cancellation
- Paid plans (Starter, Pro, Market Insider) are billed in advance on a recurring monthly or annual basis through Stripe, and renew automatically until cancelled.
- You can cancel anytime from your dashboard's billing portal. Cancellation stops future renewals; access continues through the end of the current paid period.
- We offer a 30-day money-back guarantee on new paid subscriptions — contact [email protected] within 30 days of your initial charge for a refund. Outside that window, payments are non-refundable except where required by law.
- Market coverage may change. Our markets are defined by county and ZIP-code groupings that we tune over time — we may add, remove, split, merge, or re-draw market boundaries (for example, to balance deal volume across a state or to improve coverage quality). If a market you subscribe to is renamed, merged, or re-drawn, your subscription automatically continues with the successor or adjusted market at no price change. If we discontinue a market entirely without a successor, we will notify you and help you switch markets or cancel.
- Prices may change; we will give notice before a change affects your renewal.
5. Acceptable use
You agree not to:
- Scrape, resell, or redistribute our data, feeds, or outputs in bulk, or use them to build a competing product.
- Share your account, or access the Service through automated means except as we expressly allow.
- Attempt to breach, disrupt, or reverse-engineer the Service or its security.
- Use the Service for any unlawful purpose or in violation of any third party's rights.
6. Wholesale & user submissions
If you submit an off-market or wholesale deal, you represent that you have the right to market or assign that property and that your submission is accurate. We independently establish ARV and rehab scope for submitted deals and may decline, edit, or remove any submission at our discretion. FindMyFlip lists third-party submissions and is not the seller of any property. You are solely responsible for ensuring your submissions and real-estate activities comply with all applicable laws, including fair-housing laws.
7. Intellectual property
The Service, including its software, design, and content, is owned by us and our licensors and is protected by law. We grant you a limited, revocable, non-transferable license to use the Service for your own real-estate investing activity. Documents you generate for your own deals (offer letters, proof-of-funds) are yours to use for that purpose.
8. Third-party data & services
The Service relies on third-party data sources and providers (including public real-estate listing data, mapping, payment, and email services). We do not control and are not responsible for the accuracy, availability, or practices of those third parties. The Service may also display lenders, wholesalers, agents, or user-submitted deals; inclusion is not an endorsement, certification, or recommendation, and you are solely responsible for vetting any third party or deal before engaging.
9. Copyright complaints (DMCA)
Users can upload content to the Service (for example, photos included with wholesale deal submissions). If you believe content on the Service infringes your copyright, send a notice to our designated agent, registered with the U.S. Copyright Office under 17 U.S.C. §512(c):

Your notice must include: (a) identification of the copyrighted work, (b) the URL or location of the allegedly infringing material, (c) your contact information, (d) a statement that you have a good-faith belief the use is not authorized, and (e) a statement, under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or authorized to act for them, with your physical or electronic signature. We will review and remove infringing material where appropriate, and we may terminate the accounts of repeat infringers.
10. Disclaimer of warranties
The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service, its estimates, or its data will be accurate, complete, uninterrupted, or error-free.
11. Limitation of liability
To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost investments, or losses arising from your reliance on the Service's estimates or data. Our total liability for any claim relating to the Service will not exceed the amount you paid us in the twelve (12) months before the claim.
12. Indemnification
You agree to indemnify and hold us harmless from any claims, damages, or expenses arising out of your use of the Service, your submissions, or your violation of these Terms.
13. Governing law
These Terms are governed by the laws of the State of Wyoming, without regard to its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in Wyoming.
14. Changes to these Terms
We may update these Terms from time to time. Material changes will be noted by updating the "Last updated" date above; continued use of the Service after a change means you accept the revised Terms.
